Paying property tax (OZB) on a property

Do you own a (holiday) house or flat in the Netherlands? If so, you must pay property tax (onroerendezaakbelasting– OZB) on it every year. Property tax is part of the municipal taxes and is billed by your municipality. The municipality sets the amount. Tenants do not pay OZB.

Property tax is a percentage of the waardering onroerende zaken – WOZ. The WOZ is the value of your home or holiday home according to the Wet waardering onroerende zaken (Property Valuation Act). The municipality sets the amount of OZB annually. Therefore, it varies from one municipality to another.

Are you unable to pay your municipal taxes? Then ask your municipality for an exemption. You can be granted an exemption from paying part of the taxes, or all of the taxes. The municipality decides for which taxes you can be exempt from paying. It also determines whether you are eligible for an exemption.

OZB is included in the municipal tax bill. This is usually sent out in the first 2 weeks of February.

Property taxes (OZB)

You pay an owner's portion of property taxes if you own a home, business premises or land. You pay a user portion if you are a user of business premises.

Home or business premises under construction
Are you having a home or business property built? Then you also pay property taxes on this. It does not matter whether you already pay property taxes for another address that year.

Relocation
The Regional Tax Cooperation assumes the situation on 1 January of the year in question. If you move on January 2, you still have to pay the tax for the whole year.

Determination rates
The municipal council determines the rates for property taxes. The rate is linked to the value of your home or building. This determines the annual property taxes for you. The rates vary per municipality. It is therefore quite possible that acquaintances in another municipality pay more or less tax, while their property is worth just as much as your property. Every year you will receive an assessment from the Regional Tax Cooperation, stating the property taxes to be paid by you. This states the determined value of your property.Home or business premises under construction

Arrange digitally
For more information, see your personal tax page. Open your personal tax page with your DigiD (for companies using your assessment number and the total amount of the assessment).

Arrange in writing
You will receive your decision and assessment notice from us. Do you use the Message Box on www.mijnoverheid.nl? Then you will receive the decision and assessment notice in your Message Box. Then you can pay quickly and securely via the payment request (iDeal).

Making arrangements at the counter
You can pick up a copy of your decision and assessment notice at the Public Affairs Department.

Property taxes are calculated as a percentage of the value of the property (WOZ). 

  • Property Ownership Property: 0.1285%
  • Property Ownership Non-home: 0.3047% Property
  • Use Non-home: 0.2392%

You can object within 6 weeks after the date of the assessment. Would you like to submit an online objection? You can log in directly to your personal objection form. There you will find a form that specifically applies to your assessment. This way you can be sure that you fill in the objection completely and correctly. You can also object in writing. You send the notice of objection to the tax officer. He works at the Regional Tax Cooperation.
