Applying for a planning permit

Are you planning to build or demolish something in your garden or next to your home? For example, do you intend to build a garage or cut down a tree? If so, you will often need a planning permit (omgevingsvergunning). You can apply for this permit via the Omgevingsloket. In some cases you only need to notify the authorities, and no permit is required.

You need a planning permit for various activities in your garden or in and around your house, such as: 

  • construction; 
  • demolition; 
  • building a driveway; 
  • modifying, renovating or restoring a listed building; 
  • cutting down trees. 

Go to the Omgevingsloket (online environment portal) to check whether you require a planning permit (in Dutch) or if just a notification is sufficient.

Need to know if it is necessary to report or obtain an environmental permit? You can do an on-line check at the service counter vergunningcheck.

  • Visit Omgevingsloket online.
  • Do the permit check.
  • You will see whether you need a permit or not. 
  • You can apply directly on-line or in writing. For both options you use the Service Counter. Log on with DigiD.

The costs depend on which environmental permit you apply for. There is also a charge if you do not receive the permit.

The municipality requires 8 weeks (standard procedure) to assess your application. Sometimes it may take 26 weeks (extended procedure). For example, if you want something different from what is in the zoning planning. The municipality may extend the deadline once by 6 weeks.

Do you disagree with the decision? If so, you can object. The following applies:

  • In the case of a standard environmental permit (8 weeks), you object within 6 weeks of the announcement of the decision. How to do so is indicated in the published decisions.
  • If it is a comprehensive all-in-one permit for physical aspects (26 weeks), it is a draft planning decision. You can submit an opinion within 6 weeks. After that, a final decision will be made. You have six weeks to appeal to the court. Please send your letter to:

Good to know
